Overview

Bow Care Clinic is a complete interior fit-out transforming a ±5,900 square foot existing one-storey retail building at the corner of Bowness Road and 64 Street NW in Calgary's established Bowness community into a contemporary medical clinic and integrated compounding pharmacy. Designed under the City of Calgary's MU-2 (Mixed-Use – Active Frontage) district and the 2023 Alberta Building Code, the project repurposes vacant commercial space into a fully operational healthcare facility. The program includes 19 exam rooms, a procedure room, a lab, a sanitization booth, doctors' lounge, and staff areas, alongside a dedicated dispensing pharmacy with a Level A compounding area, secure drug storage, and customer service counters.

Design Challenge

This was a true fast-track project: the client's goal was to complete design, permitting, and construction within three months — an aggressive timeline for a regulated healthcare facility requiring compliance with Alberta Health Services (AHS) standards, the College of Physicians and Surgeons of Alberta (CPSA), the Alberta College of Pharmacy, and the Alberta Building Code. Both the Development Permit and Building Permit needed to be secured quickly and without comments.

Design Response

PiXEL Architecture acted as prime consultant, leading a highly coordinated design and approvals process that prioritized clarity and completeness in all permit submissions. By front-loading the building code analysis, developing detailed and well-organized permit drawings, and maintaining close communication with City reviewers, both the Development and Building Permits were secured with no comments — a remarkable outcome on an aggressive timeline. The mechanical and electrical disciplines were brought in early and coordinated tightly with the architectural layout to avoid conflicts and accelerate construction.
