Overview

The Integrity Buildings project is a comprehensive alteration and adaptive reuse of the former Valley Auction facility at 903 Raffan Road in Spallumcheen, BC — transforming the existing concrete block auction hall into a modern warehouse and office facility for Integrity Buildings, a prefabricated post-frame building manufacturer. The approximately 9,185 sq ft facility on a 3.1-hectare service commercial site was reconfigured into heated storage, unheated storage, an open lean-to with heavy timber posts, and a renovated office wing.

Design Challenge

The project required a complete building envelope upgrade over an existing masonry structure — a technically demanding scope that included new pre-engineered roof truss systems installed above the existing flat-chord trusses, metal roofing and cladding, rigid insulation, and air/vapour barrier assemblies — all while the existing structure remained in place. Site development for a fire suppression system (firefighting pond with dry hydrant to NFPA 1142) added complexity, along with grading, drainage, and segmental block retaining walls on the sloping 3.1-hectare site.

Design Response

The design and documentation were completed under the British Columbia Building Code 2018, with PiXEL Architecture providing construction administration services through to project completion. The building was successfully converted into a functional, well-insulated manufacturing and storage facility — with new overhead doors, windows, fire-rated separations, and interior office build-out — while the site was improved with a dedicated firefighting pond, graded drainage, and segmental block retaining walls to manage the site's topography.
